It is a well acknowledged fact that moving home is very stressful: will the chain break, will the survey throw up something unexpected, will I be gazumped? On top of these common fears our move had some further complications – we were leaving our home of 27 years to move 245 miles north to Northumberland (an area we hardly knew) to be near our daughter and her family. We had a plan – do several visits to decide where we would like to live, get our home into shape for putting on the market in spring 2024, find a house and move in autumn 2024. It didn’t go to plan!

In October 2023 I saw an artist’s impression of a new build barn style house for sale through Propology, an estate agent based in Alnwick which specialises in small developments of new build properties. Advertised as ready in spring 2024 it didn’t really fit our timeframe, but we arranged a viewing in November 2023 anyway.

This is when I had my first encounter with Cherylle from Propology, and she could not have been more helpful, fitting the viewing in with our long-distance travel requirements. We fell in love with the property immediately but as our own property was not even on the market did not think we could meet the builder’s deadline of an exchange of contract within 12weeks. Cherylle however, reassured  us that in her experience with Christmas approaching and inevitable winter building delays the property was unlikely to be ready before the end of March so there would be some flexibility with the exchange deadline. Cherylle’s calm assurance gave us the confidence to commit to buying the property and we paid our non-returnable deposit a couple of days later.

From that moment until our completion date in June 2024, Cherylle was a huge help and nothing was too much trouble. Not only did she accommodate several site visits for us (often at short notice) she acted as our intermediary with the builder. Any questions I had about the design, fittings, room sizes I would text to Cherylle, and she would acknowledge them immediately and get me the answer or at least an update within 24 hours. If there were any issues where we were not aligned with the builder Cherylle would advocate for us, which meant we did not have to have any awkward conversations!

Every Friday Cherylle would ring me with an update, even if only to tell me there was nothing to update – but keeping in touch with the progress of our off-plan purchase was very reassuring. The sale of our property had a couple of hiccups, the most alarming one only a few days before we were due to exchange contracts. If our buyer had dropped out at this point we were fully prepared to use bridging finance to ensure we did not lose our new home. Cherylle’s advice on how to deal with our buyer was invaluable, and her calm reassurance that we would not lose the property prevented us from taking costly decisions too soon. In the end the sale and purchase went through smoothly, as she had predicted it would!

Cherylle’s knowledge of the local area helped us in other ways too – our carpets and blinds are from local businesses recommended by her, and my garden is filled with plants from a family run nursery nearby, again her recommendation. I’m not planning to move again, but if I did I would use Propology. Cherylle’s customer service is exemplary and throughout the whole process I felt very much a valued customer.

During the conveyancing process, Cherylle regularly kept in touch to track progress, which I would expect her to do. I have been very impressed with Propology as a buyer, and both Cherylle and Bryony have always been very helpful. I would recommend them to anyone who wants their property marketed by people who know the business, and operate in a very customer-facing way (horrible terminology – but it describes what they do, and not all firms in my experience work that way). In the unlikely event that we move again, Propology would be top of our list of agents.

I remember our ‘Propology’ experience from the beginning of the search process. We found an amazing website – different in so many ways from all the others. We saw a particular stunning development, with only a couple of the barns available for sale. The site invited enquiries and I sent off our list of requirements. It was beautiful, and completely unsuitable given it’s large garden and paddock area, and of course, it was the one for us! We purchased the property because we loved the site and were bowled over by the craftsmanship and style of the build, you can see the care and attention to detail in every area. We have enjoyed what is usually considered a stressful process, because both Mick and Cherylle have been part of it, welcoming our visits to check progress and spending time making sure we are happy. We have only ever felt excitement about this purchase, never doubting our decision as we’ve been surrounded by a great team for whom nothing has been too much trouble.
